  5. Place lock box on property, if needed
  6. Notify the Top 100 Agents of this new listing
  7. Schedule property for MLS tour
  8. Mail "Just Listed" flyers to neighborhood
  9. Place "Open House" ad in local paper
  10. List pictures on eight web sites
  11. Phone all potential buyers with details of listing
  12. Hold open houses
  13. Arrange showings for other agents
  14. Contact you regularly with verbal progress reports
  15. Prepare and deliver Marketing Service report to owner
  16. Review marketing activities with owner
  17. Pre-qualify potential buyers
  18. Present and discuss all offers on property with owner
  19. Negotiate the transaction with other agent
  20. Finalize the sales contract
  21. Confirm that all contingencies on sales contract are completed
  22. Finalize the closing
  23. Arrange for relocation agent, if required
  24. Marketing strategy includes marketing to other REALTORS®, brochure and homebook (ask for my marketing strategy in writing)
  25. Virtual Tours, numerous web sites
  26. Sellers are informed and trained in preparing their home for showing

Evaluate Provide and interpret market research on:

  • Specific properties
  • Marketplace activities
  • Trends
  • Sale to list price ratio
  • Average number of days on market, area of interest
  • Evaluation of schools in area
  • Numbers of owners in area versus renters
  • Information on subdivision in area that could affect resale value
  • Information on average low and high price ranges for area/subdivision of interest
